A lot of owners I meet believe they already have a Hotel Asset Manager.
They don't. They have an accountant who reviews monthly P&Ls, or a development manager who handled the build and stayed on, or a trusted Hotel General Manger who's earned the right to be in every meeting.
None of that is Hotel asset management. It's adjacent to it, and it's valuable, but it's not the same job.
Hotel asset management is the critical function that sits between the investor and everyone managing their hotel on a day to day basis - the operator, the brand, and the General Manager. They ask one question on the owner's behalf, continuously - is this asset performing the way it should, and if not, why not?
That means:
It's not a compliance function. It's not a glorified finance role. Done properly, it's the difference between an owner who finds out their asset underperformed at year end, and one who saw it coming in Q2 and did something about it.
